Residential Buildings provide accommodation for residents and come in a variety of forms. This may include single family detached homes, bungalows, duplexes/townhouses, multi dwelling apartments, condos, and retirement communities.
An amenity room that can be used by all residents. Space may be rented and reserved for a private function or get together and may be at an additional charge. May include kitchenette/kitchen, patios, games, billiards and more.
A space the may be used for both exercise by residents and to facilitate exercise classes. Generally furnished with exercise equipment and may include exercise aides such as weights, balls and bands.
Guest suites provide a place to stay for friends and family members who come to visit residents. They provide access to a fully furnished private unit. Guest suites are generally smaller in size as compared to homes in a complex and can generally be reserved for a fee.
A space provided to park a motor vehicle. This may include surface parking, underground parkade, covered parking and may include storage options.
Dining Services may be provided as included in the monthly price or an optional service at the resident’s discretion, this may include Breakfast, Lunch and Dinner options, snacks may or may not be provided as a part of the monthly cost.
Support services may be available to residents as included in the monthly price or A La Carte. Support may include a variety of options such as Medication Assistance, Personal Care Assistance, Companion Services, portering etc. Residents may apply for Home Care services through Alberta Health Services in addition to Private Care services.
Custom Memory Care communities meet the needs of individuals living with memory impairment such as Alzheimer’s Disease, a form of dementia. They offer a secure environment, designed to engage and care for people living with memory impairments. Similar to assisted living, they offer resort-style amenities and services, assistance with the activities of daily living, but with the added benefits of around the clock care, specially trained staff, and activities specifically designed for engagement.
Total rent is the monthly cost to rent the unit. Includes net rent and operating costs. Doesn’t include parking.
Unit value is the market value of the unit for purchase. A Life lease loan is the sum lent by the Resident to the Landlord in order to reduce the net monthly rent. The unit value is used to determine the maximum life lease loan lent at an interest rate of zero (0%) per cent per annum.
Operating Cost are the units proportionate share of the total cost to operate the building and includes condo fees, property tax, in-suite utilities & maintenance. If the resident is life leasing the operating costs is the total monthly cost for the unit. Does not include parking operating costs.

Many retirement communities charge an extra person charge for meals and services. These typically cost an extra $600 to $850 per person.
